Burnham-on-Sea, on Bridgwater Bay
Burnham-on-Sea is a seaside town in Somerset, at the mouth of the River Parrett on Bridgwater Bay. At the 2021 census, the town itself had 16,320 people. It shares a town council with Highbridge, and the two now form one built-up area. Above that, Somerset Council runs the unitary tier of local government.
Burnham was a small fishing village until the late 18th century. After that, its popularity as a seaside resort made it grow. As a result, the Esplanade along the front still holds several listed buildings from the early 19th century. On Berrow Road, part of a terrace built between 1838 and 1841 also survives.
The town’s best-known landmark is its low lighthouse, built in 1832 on nine wooden piers on the beach. People also know it as the lighthouse on legs. The taller High Lighthouse stands near Berrow Road, and both lighthouses carry listed status.
Sea, wind and a flat town
Burnham sits on the edge of the Somerset Levels, where they meet the Bristol Channel. Because of that, its history turns on land reclamation and sea defences. A curved concrete sea wall now runs along the Esplanade. Work on it finished in 1988, after serious flooding in 1981.
The Bristol Channel has the second highest tidal range in the world. In Bridgwater Bay, the tide can go out for more than 1.5 miles. That leaves wide mudflats between the town and the water at low tide. Meanwhile, the prevailing wind blows from the south-west, and the windiest months run from November to March.

A home near the front needs its outdoor unit sited with care. An installer will usually pick a wall sheltered from the south-westerly wind, rather than the most obvious one. For example, a rear wall facing inland often suits better than a front wall facing the bay.

The ground here is flat and low, so condensate drainage needs some thought. Water has little natural fall to follow, unlike a sloped site inland. However, flat ground makes access easy for the installer and their kit. Moving a heavy outdoor unit into a rear garden is rarely a struggle.
A listed home on the Esplanade or Berrow Road is a different case. Before anyone drills, ask Somerset Council whether listed building consent applies. Treat that check as step one, because a fitted unit is hard to undo.
