Yate at a glance
Yate is a town and civil parish in South Gloucestershire, north-east of Bristol. At the 2021 census, its built-up area, which runs into neighbouring parishes, had about 28,000 residents. It grew from a small village into a town from the 1950s onwards.
The parish church, St Mary’s, dates from Norman times. However, the railway shaped the later town, since its station opened in 1844 and Station Road became the main street. Yate was then named a development area in the 1960s, and the building boom began. That growth brought a large shopping centre, sports facilities and public buildings.
Much of the new housing in the south of the town followed the Radburn model. Homes faced green spaces and footpaths, while cars stayed at the back. Planners used this layout until the late 1980s. However, later estates such as North Yate, known locally as Brimsham Park, went back to ordinary streets.
Chipping Sodbury, an older market town, lies directly east. The two towns now join up with no gap between them. South Gloucestershire Council is the planning body for both, so any planning query goes there rather than to Bristol. Yate station sits on the Bristol to Birmingham main line, and the A432 runs through the town centre.

What an installation here tends to involve
Most of Yate’s homes date from the 1960s onwards. Because newer walls tend to be simpler to drill, a standard split system often suits them well. Furthermore, the pipe run between the indoor and outdoor units can often stay short. A rear wall or a garage wall gives a sensible spot for the outdoor unit on many houses.

Radburn-style homes need a little more thought, since the front door often faces a shared green or path. For example, the outdoor unit may be better placed at the back, near the parking side. The installer checks this on the survey rather than guessing from a map.
The shops and work units near the town centre need their own checks on access and wiring. That is much like any commercial job. These buildings vary more in size than the houses nearby, so each one gets its own survey.
A house that backs onto a neighbour’s garden still needs care over where the outdoor unit sits. Noise and airflow both matter near a fence line. Therefore the survey covers the spot, the wall and the route for the pipework before any work starts.
