Why Bath’s historic streets raise different questions from its suburbs

Bath is the largest city in Somerset, and its built-up area had 94,080 residents at the 2021 census. UNESCO made the city a World Heritage Site in 1987. Its Georgian streets, such as the Royal Crescent and the Circus, are built from creamy gold Bath stone. As a result, repair work near the centre often starts with the question of where a unit can sit.

Bathwick, across the River Avon from the old centre, grew in the 18th century with the Pulteney estate. Georgian streets such as Great Pulteney Street and Sydney Place followed. Meanwhile Larkhall, north-east of the centre, began to grow in the early 19th century to house working families.

Twerton, Weston and Combe Down were separate villages until the 1950s. The city then took them in to build new housing, much of it council housing. Homes there often give a plainer wall and an outdoor unit that is easier to reach.

Combe Down shows how mixed these areas can be. Its older core has Bath stone villas, terraces and workers’ cottages from the 18th and 19th centuries. In contrast, the Foxhill estate dates from after the Second World War, and Mulberry Park is a 21st-century development.

What a repair visit checks first

The same core checks apply everywhere, since an engineer starts with refrigerant pressure, the compressor’s electrical draw and the outdoor coil’s condition. On an older terrace, the unit often sits at the back, in a yard or on a flat roof. That can mean a longer, less direct pipe run, which matters when tracing a slow leak. A leak needing refrigerant work can only be legally traced and recharged by an F-Gas certified engineer. It’s reasonable to ask for that certificate before work starts on a sealed circuit. On a hillside, access often matters more than the fault. Bath lies in the Avon valley, surrounded by limestone hills that reach 238 metres on the Lansdown plateau. For example, Bathwick Hill climbs up towards Claverton Down and the University of Bath. A unit tucked behind a steep garden can take longer just to reach safely.

Once the engineer reaches the unit, the checks follow the same pattern as anywhere else. However, a sheltered rear yard often collects less debris than an open wall. In that case a blocked drain or a wiring fault can be a likelier early finding than a dirty coil.
